Septic Inspection on Long Island

A proper inspection tells you what kind of system you have, how full it is and whether it is holding together, before anyone quotes you a repair.

Septic tank, cut awayAn inspector opens the tank, measures the scum and sludge layers, and checks the inlet and outlet. The EPA says to pump once the two layers fill more than a quarter of the depth.

The offer on the house in Wading River was accepted on Monday. By Wednesday the buyer’s attorney wants to know when the cesspool was last looked at, and nobody in the family can remember. An inspection can answer that in an afternoon, while there is still time to deal with whatever it turns up.

The Inspection Boys say the price moves with the size of the system, how hard it is to reach, and whether pumping is part of the job. Most companies treat pumping as its own line item.

What the inspector should open and measure

A walk around the yard is not an inspection. The EPA says whoever services the system should inspect for leaks and examine the scum and sludge layers in the tank. The Inspection Boys list four parts to a full visit:

  1. Find the tank and the drain field, often digging down to the covers.
  2. Check the tank for cracks, look at the baffles and measure the sludge.
  3. Look for signs the drain field is failing, like pooling water or strong odors.
  4. Compare the system’s design and capacity with the size of the house.

Quality Cesspool adds that the liquid should sit level with the bottom of the outlet pipe. A higher level suggests something downstream is blocked.

For a cesspool there is no tank and no baffles, so the inspector is looking at the ring itself and how fast liquid is leaving it. Antorino and Sons says its inspections include flow testing, measuring waste levels and testing how well the soil around the system absorbs, with photos in the report.

How often to have it looked at

The EPA says the average household system should be inspected at least every three years, and any system with electrical float switches, pumps or other mechanical parts about once a year. Antorino and Sons suggests every 3 to 5 years for a cesspool, and every year once it is past 15 years old.

Before buying or selling

Neither county has a rule we could find requiring a cesspool or septic inspection when a house changes hands, but buyers can make one a condition of the contract. If you are on either side of a sale, book it early. Antorino and Sons offers written reports within 24 hours for property transfers, and a failed inspection found a week before closing is a much harder conversation than one found a month before.

The Suffolk endorsement for inspectors

Suffolk’s licensing code has a separate conventional septic system maintenance inspector endorsement on the county liquid waste license. Inspecting, operating or maintaining a nitrogen-reducing system takes a different one, the innovative and alternative treatment system service provider endorsement, which requires advanced training and a manufacturer certificate for each brand serviced.

If you own one of those newer systems, Nassau’s grant program says they need inspection and maintenance at least once a year, for the life of the system.

What the written report should include

  • whether the system is a cesspool, a septic tank with leaching pools, or a treatment unit
  • where the covers are, with a sketch or measurements from the house
  • scum and sludge depths, for a tank
  • the condition of the walls, cover and baffles
  • how the leaching pool or drain field is doing
  • photos, and a plain recommendation: fine for now, pump, repair or replace

The EPA suggests keeping the sludge and scum readings from every visit. After a few of them you can see how fast your household fills the tank.

Inspection questions

How much does a septic inspection cost on Long Island?

Antorino and Sons in Huntington lists a full cesspool inspection at $300 to $500, plus $200 to $300 for a camera look at the distribution lines (Jan 2026). The Inspection Boys put a full septic inspection in Suffolk at $400 to $800 (Sep 2026).

Is a septic inspection required when I sell my house?

We did not find a Nassau or Suffolk rule that requires a cesspool or septic inspection when a house is sold. A buyer can still ask for one as a condition of the deal. Our home-sale guide covers how that usually plays out.

How long does the inspection take?

Antorino and Sons says a basic cesspool inspection takes 1 to 2 hours, depending on the size of the system and how easy it is to reach, with a written report within 24 hours for a property transfer.

Does the tank have to be pumped for an inspection?

Not always, but the inspector has to get the cover open. The Inspection Boys say locating the tank often means digging to the covers, and that pumping is usually a separate service with its own price.

Who inspects nitrogen-reducing systems?

In Suffolk, a company with the innovative and alternative system service provider endorsement. Nassau says these systems need inspection and maintenance at least once a year for as long as they are in the ground.
